QLD Form 26

How to complete Queensland Form 26 as a pool safety inspector in Tradie Forms.

QLD Form 26 PDF preview
QLDBuilding

Queensland Government

Pool safety nonconformity notice under section 246AB of the Building Act 1975. Finish on site after inspection and download the official QBCC PDF.

Open this form

Use this guide when you fill Form 26 - Pool Safety Nonconformity Notice in Tradie Forms. The web form follows the QBCC PDF layout under section 246AB of the Building Act 1975.

Open Form 26 after the inspection identifies work needed to meet the pool safety standard.

The owner must request reinspection by the same pool safety inspector within three months. A Form 26 does not extend another deadline for obtaining a pool safety certificate.

Before you start

  • Confirm you are a licensed pool safety inspector who inspected the pool.
  • Have the pool owner name and property address, including lot and plan and local government area.
  • Be ready to describe how the pool does not comply and what action the owner must take.
  • Know the inspection date and be ready to sign and date your inspector statement.

In the app

Owner

Enter the pool owner or owners' full name. For a shared pool the owner is usually the body corporate.

Save owner name on Solo or Team to prefill repeat properties.

Property

Use address search for the street address, or type street lines, suburb, and postcode manually.

Add lot details, plan details, and the local government area from the title or rates notice.

Pool Type

Select shared pool or non-shared pool.

Non-compliance

Briefly describe how the pool does not comply with the pool safety standard. Use attachments on the PDF if you need more room.

Name the barrier part and location. For example, "north gate does not self-latch from the fully open position" is more useful than "gate faulty".

Required Action

Describe what the owner must do to make the pool comply. The owner must complete this action and request a reinspection within three months.

Keep the action tied to the non-compliance. Do not use the notice as a quote or leave the owner to guess which gate, fence, door, window, or non-climbable zone needs work.

Inspection

Enter the date you inspected the swimming pool.

Statement

Enter your name, pool safety inspector licence number, signature, and date.

Save inspector details as a saved detail on Solo or Team to prefill your next Form 26.

Check before download

  1. The owner, pool location, lot and plan, local government, and pool type are correct.
  2. Each non-compliance states what was observed and where.
  3. Each required action explains what must change to meet the pool safety standard.
  4. Attachments are identified when the form text refers to them.
  5. The inspection date, inspector name, licence number, signature, and date are complete.

After download

Give the notice to the pool owner and keep evidence of when it was issued. The owner must ask the same inspector for reinspection within three months. If they do not, the inspector must notify the local government.

For the owner conversation and field examples, read the Queensland Form 26 guide.
